A RERA number in a property advertisement is a useful reference to verify, rather than the end of a buyer’s checks.
UP RERA’s official website provides registered-project information and a registration-verification facility. The verification form asks for the certificate type and registration number. Choose the type that matches the document being presented; an agent’s registration and a project’s registration are different records.
Ask the seller for the exact project name and registration details. Compare the official record with the advertised development, including the promoter and the phase being offered where those details are shown. Keep a dated copy of the information you relied on.
If the number or identity does not match, seek a written explanation before making a booking commitment. Similar brand names or adjacent phases can make a casual name-only check unreliable.
A matching registration record does not by itself resolve title, contract, construction, finance or possession questions. Those documents require separate assessment appropriate to the transaction.
This guide is specific to Uttar Pradesh. For a project elsewhere, start with that state or territory’s official regulator. It does not declare any named project approved, completed or suitable for purchase.
